Questions we get asked.
- Do you handle multiple units across a portfolio?
- Yes. One number for structural through cosmetic across a portfolio is a large part of why managers use us.
- What happens if the turn uncovers something bigger?
- We cover the full range of trades, so it does not need a second outfit. We tell you what we found, what it costs, and carry on.

More on make ready and unit turns
A unit sitting empty earns nothing. Make ready work is judged on getting it back in service in a condition that holds up, and both halves matter: a fast turn that fails in six months just moves the cost.
What a turn needs varies enormously. Some units need paint, a clean and two fixtures. Others have had a bad tenancy and need drywall, flooring, doors, a kitchen and a bathroom put right. We scope what the unit in front of us actually needs rather than selling a package.
Because we cover the full range of trades, a turn that opens up into something larger does not need a different outfit. Pulling flooring and finding a joist problem underneath is a normal part of this work, and it does not stop the job.
We work with landlords and property managers across Cuyahoga County on single units and on portfolios, and with investors turning a property to list.
